The Maple delivers 101 new homes in Langley: 30 assisted living units funded by Fraser Health and 71 affordable rental units supported through BC Housing's Community Housing Fund. This project is interconnected with the Timbers building which has dining area and social gathering space for the complex.

 As the first major phase of Langley Lions Housing Society's (LLHS) campus master plan, The Maple establishes a modern, sustainable foundation for future development. Occupied in February 2026, the project demonstrates LLHS's ability to deliver large-scale, mission-aligned housing while maintaining a clear focus on resident wellbeing and long-term community benefit.

 The Maple employs prefabricated, load-bearing steel studs and lightweight concrete—a forward-thinking construction system selected to reduce environmental impact, improve efficiency, and shorten delivery timelines. This method has been refined across successive LLHS developments and now serves as a proven approach carried into future phases.

 LLHS is a deeply rooted nonprofit housing provider with over 50 years of experience developing and operating affordable housing across the Fraser Valley. Since the 1970s, the Society has delivered multiple seniors, persons with disabilities, and family housing developments, consistently demonstrating financial stewardship, operational excellence, and strong community relationships.

 The Maple reflects LLHS's continued commitment to expanding housing options for seniors, assisted living residents, and low-income households while implementing forward-looking construction and operational systems that strengthen housing affordability and community integration across Langley.

The project involved a complex site with poor geotechnical conditions, requiring the team to adopt a structural load-bearing steel stud system that achieved the desired density while accommodating soil limitations and budget constraints.

The project also encountered a significant procurement challenge when a specified concrete product was no longer available during construction. Terra helped identify and secure an alternative product that satisfied the required structural, weight, and fire-resistance criteria. This issue caused substantial delays and associated costs, and Terra supported LLHS through the Dispute Resolution Process, including fast-track arbitration, to maintain project momentum and mitigate further impacts. Terra’s involvement was instrumental in delivering 101 much-needed homes despite the schedule, budget, and legal constraints.
