Lakeview United transforms 2776 Semlin Drive into a thriving community anchor: a 6-storey, wood-frame building delivering 104 rental homes—including 32 below-market units—alongside a purpose-built space for Lakeview United Multicultural Church.

Led by 3PHS, the project is supported by a multi-layered funding strategy including CMHC's Affordable Housing Fund, FCM's Green Fund, the City of Vancouver's CHIP program, BC Housing, municipal fee waivers, and society equity.

Terra joined the project team in June 2024, five years into an on-again, off-again development process. We guided the project through critical milestones:

  • Secured Development and Building Permit approvals

  • Coordinated and secured financing across multiple funders

  • Developed and administered the overall project plan to keep timelines and budgets on track

The project presented unique challenges: navigating a complex multi-funder environment, maintaining commitment to Passive House certification, shifting from design-tender to design-build procurement, and stepping into a process already underway. Our experience and dedicated resource commitment proved instrumental—18 months after engagement, the project broke ground.

Once complete, Lakeview United will deliver long-term affordable rental housing while preserving and renewing an essential community space in East Vancouver.
