Construction is Underway for Lakeview United

Construction is now underway at 2776 Semlin Drive in East Vancouver, marking a significant milestone for the Lakeview United project. Led by Three Point Housing Society (3PHS), this mixed-use development will deliver new rental housing and renewed community space to the neighbourhood. 

Located on the ancestral and traditional territory of the xʷməθkʷəy̓əm (Musqueam), Sḵwx̱wú7mesh (Squamish), and səl̓ilwətaɬ (Tsleil-Waututh) Nations, the project reflects a commitment to both housing delivery and community continuity. 

Lakeview United will be a six-storey wood-frame building with 104 rental homes, including 32 below-market units. The development also features purpose-built space for the Lakeview Multicultural United Church, ensuring the site continues to serve as a community hub. 

The project is supported by multi-layered funding from the Canada Mortgage and Housing Corporation through the Affordable Housing Fund, the Federation of Canadian Municipalities Green Fund, the City of Vancouver’s Community Housing Incentive Program (CHIP), BC Housing, municipal fee waivers, and society equity.  

Terra joined the project team in June 2024, five years into an on-again, off-again development process. We supported the project through Development and Building Permit approvals, securing financing across multiple funders, and developing the overall project plan to keep the project on budget and on schedule. 

The path to construction included several complexities: navigating a multi-funder environment, maintaining commitment to Passive House certification, and transitioning from a design-tender approach to a design-build procurement model. Entering midstream required focused effort to align partners, advance approvals, and move the project toward construction readiness. 

Eighteen months after joining the project, we broke ground.  

Once complete in late 2027, Lakeview United will provide long-term affordable rental housing while preserving an essential community-serving space in East Vancouver.
