Client Spotlight: Affordable Housing Societies 

Affordable Housing Societies (AHS) has been providing affordable rental housing in the Lower Mainland since 1982. With 69 projects and 4,053 homes across 16 municipalities, AHS is now the largest non-profit housing provider in British Columbia. Its mission is to provide quality, affordable rental homes that offer stability, dignity, and the opportunity for individuals and families in the Lower Mainland to thrive. 

Terra began working with AHS in 1984. Over more than 40 years, AHS has retained Terra as their development consultant on more than 30 projects, together creating over 2,000 new homes for seniors, families and individuals across the Lower Mainland. 

The projects we have worked on together span decades and communities. In 2002, AHS completed C Side in Vancouver’s Coal Harbour, at a time when rental housing in the neighbourhood was being lost to condominium development. The project brought together AHS, the City of Vancouver and the Province of BC to create 113 affordable homes for low- and moderate-income families alongside 171 low-end market rental homes. Terra worked with AHS to negotiate the partnership and provided development management services for the project. 

More recently, AHS completed Robert Nicklin Place in Coquitlam in 2023, adding 164 affordable homes, including 35 accessible units. In 2024, AHS completed Evergreen Court in Delta, creating 120 affordable homes for independent seniors and 10 homes for adults with intellectual disabilities through a partnership with Delta Housing Be Mine Society. Terra provided development management services for both projects, coordinating key aspects of the development process from design and approvals through financing and construction. 

AHS continues to grow its portfolio with Evergreen Plaza in Delta, where it is developing 138 new affordable homes for families. Terra is providing development management services for the project, which is expected to reach completion in 2027. 

More than 40 years and 2,000 new homes later, our partnership with AHS demonstrates the lasting community impact that is possible when a strong vision is paired with development expertise and management.
