Terra worked with the Society to achieve the successful renovation and conversion of twin heritage houses originally built in 1887. The development provides housing and support services to up to 20 homeless men and 15 provincial and federal offenders on conditional release to the community. Maria Keary Cottage maintains close ties to the Society’s nearby Genesis House, in terms of administrative and support services.

Terra provided full development management services to the project, beginning with preparing the successful funding application. Terra co-ordinated the somewhat inexperienced project team: the architect and developer had extensive experience but were unfamiliar with the complicated requirements of developing a multi-funder social housing project and while the Society had a long history in the community working with the target residents, they had never developed a housing project. Terra’s expertise in the development of social purpose real estate projects, including numerous projects with a heritage component, was integral to the successful completion of Maria Keary Cottage.

Maria Keary Cottage won the top honour in the Real Estate Board of Greater Vancouver 2011 Commercial Building Awards. It also picked up the Judges’ Choice Award and added the Excellence Award in the Community Facilities category. It won the Building of the Year award at the 2011 Royal City Builders Awards, as well as winning in the sustainability category and the peoples’ choice modern institutional award.
